Usually is the cleanest and little to no one waiting for the light rail. It is peaceful and some person's pet cat runs the place. Find kitty hunting and being a cat along the alum rock platform. 🐈

The station was very clean and had a automatic kiosk which you use to purchase ticket and recharge your clipper card. A newbie needs to check the map pinned on the station or use google map in order to board the correct light rail.

I've lived at Mio for about 9 months now, coming from another Essex property. It's definitely 10 stars compared to the previous place. On it's own it's a solid 4.

Pros: Great location - walking distance to good restaurants and services. Raquel and Edith are great management. Modern style. Decent amenities such as a saltwater warm spa, a decently equipped gym (but could use some more standard equipment), and nice sitting areas if you want to be out of your apartment but not leave the building. Goo common areas outside too - great fire "pit" bars, grills, bocce ball, outdoor sitting areas. Lots of residents have dogs (I consider this a plus) and for the most part they are well behaved, washer and dryer in each unit, a NEST thermostat, pretty clean common areas. There's a train that runs beside the building but it's rare and you'll hardly even hear it when you're inside - good sound abatement for the most part for that.

Cons: Most of the cons are due to fellow residents. Inconsiderate people are everywhere and it's not different here. I will say it's less common at Mio, but there's still a few. There are some pot smokers in the building, but I only ever smell it in the hall - not in my unit. But still, stop smoking people - they're apartments and shared living spaces. There are other ways to consume your "product". Sometimes residents leave trash in the trash room (the chute is not clogged - people are lazy, and if it is clogged it's a resident that overstuffed it). A-holes like to speed through the garage. People seem to like running through the halls - go outside to run. While the sound insulation is good between apartments (I rarely hear my neighbors beside me) it's weak from the halls and above you. I am pretty sure my upstairs neighbor is an elephant.

There's been quite a bit of turnover in staff. Not sure if that's good or bad. It says something, I'm just not sure what.

Easy parking. Close to housing. Nice waiting area. Well maintained.
