I love it here. Leasing office (Tony) is great. Service is excellent.

We had been looking for a place to move and were surprised to see listing in Foster City within our price range. We drove by the Eaves to get an idea of what it looked like. We thought is was in a great location and looked to be well maintained. We worked with leasing supervisor, Tony, to do a walk thru of the available units. We decided that very day that we wanted to live at the Eaves. Tony was so helpful in getting us through the paperwork process and helping us understand the lay of the land at the Eaves. Shout out to Tony for making the process painless. We have now been living at the Eaves for a little over one month. The Eaves has exceeded our expectations. Here are just a very of the things we like. The grounds are well maintained, neighbors are quite and respectful, no issues with parking. Everyone gets one assigned parking, but there is enough common area parking that we have never had an issue parking our 2nd car. The maintenance team is very responsive and professional. Also an abundance of communication for the Eaves management. They make every effort to keep people informed. We also enjoy the location. Nice area for walking and we enjoy the convince a near by grocery store.

EDIT 12/27 - My concerns have been addressed with very satisfying outcomes after exchanging some phone calls & emails. Appreciate the management’s efforts to take care of these issues with positive results.

EDIT - Changing my rating based on the recent response from property management to my review. A few things to point out about their response:

“We'd also love for the opportunity to resolve your issues specifically. We welcome u to come by our office so that we can gain further insight into your concerns, and work together with you to resolve them.“

This is a part of property management response written below. I believe I’ve already emphasized the issues in this review AND mentioned these via leasing office visits and emails (let me also point out that there was never a single instance I was able to reach the leasing office through the phone besides automated voicemail so I always had to stop by. Not a good practice). Enough insights are provided via multiple channels so it’s time for management to step up and take action for resolution.

Also… “work together with you to resolve them.” This phrase sounds like management is trying to get a resident to do management’s job by providing them with mitigation solutions. Mitigations are property management’s responsibility to follow up with, not the resident’s. Quite disappointing.

Moved here in September. Here is my honest review:

•Surrounding neighborhood is nice. Community is decent. So +1 star for this.

•Fast response by maintenance staff for urgent issues. So another +1 star for this.

•Leasing office staff used to email me quickly before I signed the lease and moved in. After I became a resident, the response rate has been very slow.

•I’ve been having plumbing issues (toilet backflow; pump malfunction) several times since I moved in. I’m highly anxious that this may happen again soon.

•Thin walls. Loud kids. I can hear kids next door often and upstairs stomping their feet every day and night to the point where my daily life is often disturbed.

•Too many dogs that are off leash in the afternoons especially near the Amazon lockers. When I first toured, I asked management what their rules are on leashing dogs and they claimed that all dogs must be on leash at all times. It appears that this enforcement is not being done very well.

So do I recommend this place? Meh.

I am staying in Eaves Foster city past few years and we enjoy our stay here. Very good ambience, secured for kids to play.
The team is very accommodating, helpful and productive. Maintenance is quick and very efficient. Most of the service requests will be addressed in a day or two. Nice place to live.

I have lived in many different cities and apartments. Needless to say that eaves foster city is definitely the best I have lived in. With the great virtual tour provided, I was able to see the unit and the community with clear details. Tony and Jessica at the front office are very friendly and professional, handling the move-in process seemless.
With quiet, clean and friendly community, I highly recommend this apt!
